Tiny House Builder Shares Real Costs & Important Considerations BEFORE Buying or Building

Tiny House Costs + 🌏 Get exclusive NordVPN deal here ➵ https://NordVPN.com/exploringalternatives It’s risk free with Nord’s 30 day money-back guarantee!✌ In this video, we’re chatting with D’Arcy from Acorn Tiny Homes about why tiny houses are so expensive. He got started in the tiny house world by building a DIY tiny home with his wife (where they live full time with their son) and then decided to start building for others. With more than 5 tiny houses under his belt, he has a unique perspective on the costs and considerations that go into building a tiny house on wheels.

You can follow and find out more about Acorn Tiny Homes here:

And you can tour a couple of D’Arcy’s builds here:
– Domek Tiny House

– Purple Heart Manor Tiny House
https://youtu.be/zvq8abhj8j8′

Some of the costs D’Arcy covers in the video include:
– Labour and paying staff including carpenters, cabinetmakers, designers, social media managers, etc.
– An indoor building facility (shop rent) to protect staff and materials during the build
– Materials, which have gone up in price dramatically due to inflation
– Trailers, which need to be specifically built to handle the weight of a tiny house
– Certification: In Canada, tiny homes are certified to CSA standards, and in the US there are a number of certifications, including but not limited to RVIA, NFPA, UL, etc.
– Tools: including woodworking, plumbing, metalworking, welding, etc.
– Custom: the added cost of designing and building a custom home compared to a model tiny home on wheels
– Profit: Despite wanting to build as affordable as possible, it’s also important to ensure that the business will be sustainable, which requires some profit

We hope this video helped shed some light on why the cost of a professionally built tiny house can be so much higher than a DIY build.

We want to thank everyone at Acorn Tiny Homes for letting us film them during a regular workday at the shop! Y’all are awesome and we appreciate you 🙂

Thanks for watching!

Thanks so much for sharing this. It is a big outlay to get someone else to build your tiny home but considering everything that goes into plus certification it clearly isn’t the big steal people might be afraid it is

Over inflated costs for sure. Would never buy from a builder like this

I own standard house 3 bed 2 bath, 2 car garage + full suze basement USA & it was not even 150k. I would not pay 200k for -500 square ft (!) Since when did this become "ok" ? They r making it unmanageable for people to have basic necessity of having roof over their head.

  8. @simplylifeau on February 25, 2025 at 7:49 pm

Thanks for this, appreciate custom work is a specialised craft that creates specialised costs when outsourced….👍

I live in Indiana and I just had a battle with cancer, as a 28 year old. This has really changed my perspective and given me the desire to get a tiny house in the woods. I just don’t know where to even start.

So… Are you saying I could possibly save between 30-70K (depending on the size) on labour alone?

  13. @JulioSamuelB on February 25, 2025 at 7:58 pm

Thanks Matt and Daniella, this was a good information video!🙂

  14. @patriciawilliams5716 on February 25, 2025 at 8:05 pm

I’m in the mist of customizing my tiny home, let me say this…I wouldn’t dear spend anything over $120,000 on my tiny home, even if I have to diy some shit. $250,000 go get a house.

  15. @boardwalkbw7130 on February 25, 2025 at 8:07 pm

Absolutely love that tile backsplash!! With all that said…the cost of these tiny homes are halarious…common sense is dead these days.

  16. @yc7806 on February 25, 2025 at 8:07 pm

    Ridiculous

  17. @carolewarrenrealtor on February 25, 2025 at 8:09 pm

Totally appreciate the descriptive detail and calculation of costs involved with building a tiny or custom home. It educates and provides clarity for areas the consumer may overlook like labor, the trailor, flooring and certification – wow 😳. We are better prepared because of your video. Thanks

  18. @drbright6608 on February 25, 2025 at 8:09 pm

For $250k you could build a large full size 4bed 2 bath home, WITH pool. Disgusting that a tiny home would EVER cost that. Pure unadulterated greed in the industry right now.

  19. @sassienay439 on February 25, 2025 at 8:11 pm

Great video…more videos from those who can share their personal experience such as how to keep costs down. Is it better to just get basics then upgrade later? The tiny homes are really nice but its getting a bit pricey for those who can not build your own.

  20. @wibie4Life on February 25, 2025 at 8:11 pm

Can potential buyers copy previous designs that the builders made for free? Or is there some copyright fee for that?

  21. @crab3696 on February 25, 2025 at 8:12 pm

Agree with costs as it is essentially building an entire house at smaller scale. The work is just as much.

  22. @GottaLoveGoats on February 25, 2025 at 8:13 pm

    Excellent video. Very informative!

  23. @Monica-Grace-Love-Peace on February 25, 2025 at 8:13 pm

This made so much sense because D’arcy (the gentleman on this video from Acorn Tiny Homes) is absolutely right!

The cost of EVERYTHING is through the roof & people must get paid, a building must be secured & rent of that space to create "your place" must be paid, plus all the additional man hour’s & making sure everything is up to code & safe.

I so get it, but it still made me so sad though 🥲😢

I only wish I had woodworking skills!! Not like I can’t learn, but dang, I’d be as old as Grandma Sara & Moses when I’d finally finish, lol 🤦‍♀️🤷‍♀️🙆‍♀️

Well thank’s for popping my ballon 🎈it’s good for a reality check though (and I really do mean that in a nice way.)

Thank’s for the videos, and keep up the good work! I hope you all have a nice Thanksgiving 🧡🦃🥧🫂

  24. @denisewhite8373 on February 25, 2025 at 8:13 pm

Thank you for explaining. I’m new to learning about tiny homes and was hoping to living in one but I’m not sure I can afford the type that I would need for my family. I still think they are awesome though and still a good alternative. I would think the energy efficiency of these homes would still make it worth living in. The person would save a lot on energy bills.

  25. @cmd663 on February 25, 2025 at 8:13 pm

30% of taxes going to the Royal Family of England probably.

  26. @donnaedwards3515 on February 25, 2025 at 8:16 pm

I loved the ?"lavender"? inspired unit with the soaking tub!! WOW factor! Is there a video of the remainder of that unit? So curious – downstairs bedroom?? Love you work! 🙂

  27. @OryanMcLean on February 25, 2025 at 8:17 pm

I have only 200k cash and you can barely get a decent tiny home in nz for that price. Basically a cabin tiny home for 200k in nz.

  28. @KurtQuad on February 25, 2025 at 8:18 pm

Annnnnd the company is out of business

  29. @YOUTUBEPUNISH on February 25, 2025 at 8:18 pm

Beautiful homemadeHomes and houses on wheels 💯

  30. @dav24x on February 25, 2025 at 8:21 pm

the funny thing is coming when the city blocks you to build your tiny house even if you know how to build it you need to hire someone with a licensed or a contractor

  31. @kanchanamuralidhar8531 on February 25, 2025 at 8:22 pm

Human rights abuses, Human rights violations

  32. @drissaudia1323 on February 25, 2025 at 8:22 pm

Thanks for the insight! Oh, I thought the hole purpose of wanton Grose live in a tiny home was to save on these materials and building costs. But, it sounds like it can can cost almost the same as a home built on land. Then I might stick to that. Because where do you stick a tiny home, you need land still to put it on? Can’t just park at a park somewhere, so there’s another cost!

  33. @communityprepper6153 on February 25, 2025 at 8:22 pm

serious question…what happen 3 years ago that made costs go up?

  34. @tracygetty8319 on February 25, 2025 at 8:23 pm

not sure id spend that kind of money on a home that goes down in value.

  35. @amandaapatow7026 on February 25, 2025 at 8:23 pm

I’d rather the cost be high and people get paid what their worth! Thanks for being a good small business owner!

  36. @thepeepingsprout2944 on February 25, 2025 at 8:24 pm

That was excellent information, thanks so much 😊

nice amazing tiny home ❤ watching from zambales Philippines ❤❤❤

  38. @Margaret-r7j on February 25, 2025 at 8:30 pm

I agree building it yourself cuts down on cost you choose and design it the way you want it to be.. especially using secondhand materials

  39. @SCnative64 on February 25, 2025 at 8:31 pm

This was very informative and educational! Thank you for this.

  40. @saintほ on February 25, 2025 at 8:32 pm

90K i remember you could build a Very nice one for 30k at most, In a few years where not even gonna be able to afford a apartment or trailer home super sad…

  41. @EmilyGloeggler7984 on February 25, 2025 at 8:33 pm

Thank God! This convinces me never to live in a tiny box ever!

  42. @midnull6009 on February 25, 2025 at 8:33 pm

…can we just call them what they really are? Mobile homes.

  43. @capricornmagic63 on February 25, 2025 at 8:35 pm

The wheels of commerce never stop turning. People spend these vast sums of money because they can, not because they can’t afford a normal house. It’s a look at me statement. Pure and simple.

  44. @sabby1802 on February 25, 2025 at 8:36 pm

it sucks, the high cost, but i understand, it is what it is. . i had my 3 for the high costs, labor, parts, and profit.

  45. @spruceysarah on February 25, 2025 at 8:37 pm

thank you so much for sharing this! very useful information that i haven’t seen anywhere else.

  46. @RumduolAngkor on February 25, 2025 at 8:38 pm

This is very interesting video and thank you 🙏

  47. @musician1000 on February 25, 2025 at 8:39 pm

Tiny homes are expensive because they contain all the elements of a full size house. I would imagine a house twice the size, would cost only 25% more. Labour is a big expense, and working in a small space is very time consuming.

  48. @SonnyDarvish on February 25, 2025 at 8:40 pm

One of the major reasons moving into a tiny house was the cost of regular house. Apparently both have gone up, but we are now getting closer that we younger generations can’t even afford a tiny house.

  49. @carolewarrenrealtor on February 25, 2025 at 8:40 pm

Though I too noticed "tiny" home prices drastically increased, I also feel that the perception of "tiny" homes being cheaper is a misconception (could be wrong🤔). In my opinion, tiny living is a great alternative to "own" a home out right or at least finance at a much more reasonable price point. The attraction for me is choosing to be purposeful for how I use my space, and to surround myself with the things that really matter. I love the idea and freedom you likely feel when not being bogged down by a 30-yr mortgage or huge monthly payment or too much stuff. I no longer try to focus on how to fit into a house … but rather, how the house will fit me and my needs. Thanks for letting me share 🙂 #freedomislettinggo
